The barrel tile detail

Flashing under terracotta barrel tile has to be done by lifting the tiles, stepping and counter-flashing the metal against the underlayment, and relaying the tiles. It is slow and it is skilled.

What happens instead, constantly, is that tile gets bedded in mortar over the top of the joint. It looks finished and it sheds water for a year or two. Then the mortar cracks, and because the water is now getting in under the tile rather than over it, the damage is hidden until it appears inside.

On a stucco chimney

Counter-flashing must be let into a cut reglet and the render made good over it. Caulking metal to the face of stucco is not a detail and it will not last a Florida summer.

Telling flashing from other leaks

Flashing leaks appear with wind-driven rain and often stop in ordinary showers. A cracked crown leaks in any rain. A corroded chase cover leaks continuously but shows as staining rather than dripping.
