Oversizing matters here too
People assume flue condensation is a cold-climate problem. It is not — it is a temperature-differential problem. A gas appliance venting into a flue several times its required diameter produces gases that cool below their dew point before reaching the top, and the condensate is acidic wherever you are.
In Florida the common case is a water heater or a north-Florida furnace venting into a masonry chimney sized for something considerably larger.
Sized from the appliance
Diameter comes from the manufacturer's venting tables, not from what fits. Ask to see the table.
Inserts need liners too
A gas insert fitted into an open masonry fireplace has a specified vent diameter. Venting it into the open flue is a fault, not a shortcut.
Humidity and what it does to a liner
A Florida flue is damp most of the year, and a metal liner in a permanently humid chimney corrodes faster than the same liner inland and north.
Stainless grade matters
Ask what grade of stainless is being fitted and what it is rated for. On a coastal property, and on any appliance producing acidic condensate, the cheaper grades do not last.
