What fails and why
Without a freeze cycle, Florida masonry does not spall the way northern brick does. What it does instead is stay wet. Mortar joints wash out slowly, salts move through the masonry and crystallize at the surface, and steel — reinforcement, ties, lintels — corrodes and expands where it sits in damp block.
Most of the time the masonry is behind stucco, so none of this is visible until the render cracks or sounds hollow.
Historic masonry in the northeast
St Augustine and the older coastal towns carry genuinely historic fabric, including coquina and soft lime mortar. Modern hard Portland mortar does real damage to that, and matching by analysis rather than by eye matters there as much as it does in New England.
