In Florida the vent matters more than the chimney

The dryer vent is the appliance that matters most in a Florida house and the one nobody thinks about. Runs here are frequently long, routed through attic space with several elbows, and that is precisely the configuration that packs solid with lint. A restricted vent makes the dryer run hot and run longer, and lint is what it is collecting. In condominium stock it is worse again: shared vertical risers serve many units, no single owner is responsible for them, and they load up quietly.

Chimneys do exist here, mostly in the north of the state and mostly as stucco over block rather than exposed brick. That hides their condition until the render cracks or sounds hollow, which means the useful diagnostic is a camera and a tap test rather than a look from the ground. Further south, what is called a fireplace is usually a direct- vent gas appliance that needs burner and venting service, not sweeping.

How often should a dryer vent be cleaned?

Once a year for a typical household, and more often with a long run, several elbows, or a large family doing frequent loads. The signs are a dryer taking two cycles to dry a load, the machine or the laundry room getting unusually hot, or a damp smell. All three mean restricted airflow.

Who is responsible for the dryer vent in a condominium?

It depends on the declaration, and that is exactly why these get neglected. The run inside your unit is usually yours; the shared vertical riser it discharges into is usually the association’s. Neither party maintains what they think belongs to the other. Ask the association directly when the riser was last cleaned — often the answer is that nobody knows.

Do gas fireplaces need annual service?

Yes. The burner ports block, the pilot assembly collects dust and insects, the glass gasket on a direct-vent unit degrades, and the venting needs checking like any other appliance. None of it is sweeping, and a company that only sweeps is not the right company for it.

My chimney is stucco. How do I know if it is sound?

Tap it. Stucco that sounds hollow has water behind it and has lost its bond, and that is usually well advanced before anything is visible. Cracking, staining, or render lifting at the edges are the visible signs. Because stucco hides the masonry, a camera survey inside the flue tells you more than the outside does.

Does salt air really affect a chimney?

Considerably, and across the whole state — not only on the beach. Anything galvanized corrodes fast: caps, chase covers, flashing and arrestor mesh. Stainless is the only sensible specification for exposed metal in Florida, and rust streaking down a wall is nearly always the cover rather than the masonry.

We just had the roof replaced after a storm. Should the chimney be checked?

Yes, and it is worth doing while the memory of the work is fresh. Chimney flashing is the detail most often redone at speed during a mass roof replacement, and a flashing that was bedded in sealant rather than properly stepped and counter-flashed will leak within a season or two.
