Factory-built and direct-vent
A zero-clearance or direct-vent fireplace is a manufactured metal appliance with refractory panels inside, installed into a framed chase. It has a model number, a parts list and a listing, and it is repaired with that manufacturer's components.
A cracked refractory panel is replaced, never patched with mortar — patching is a fire risk and voids the listing. It is done constantly because the panels look like masonry to anyone who does not know.
Telling them apart
A metal label inside the firebox or on the frame means factory- built. Smooth panels rather than individual bricks is the other giveaway.
When parts are discontinued
Older units frequently have no parts available, and in a coastal climate the metal body may also be corroding. Replacing the unit is often the honest answer.
Corrosion is the Florida variable
Salt and humidity work on the metal body of a factory-built fireplace, on the vent pipe, and on the exterior termination of a direct-vent unit — all places nobody inspects.
Check the termination
On a direct-vent appliance the outside termination is a sealed part of the combustion system. Corroded or blocked, it is a venting fault, and it is outdoors where it is never looked at.
Masonry fireboxes where they exist
Mostly in the north of the state. Firebrick laid in refractory mortar, repaired with the same — ordinary mortar will not hold.

No. They let heat and combustion gases past the firebox into the structure behind.
Can a panel be patched with mortar?
No. It voids the listing and it is a fire risk. Panels are manufacturer parts.

Replacement is usually the answer, and in a coastal property the metal body is frequently past its life anyway.
Why is soot on the glass of our gas fireplace?
A combustion fault — blocked burner ports, incorrect log placement, or a venting problem. Worth addressing straight away.
