Sound stucco rings solid. Stucco that has debonded from what is behind it sounds hollow, and that hollow sound means water has been getting behind the render and has broken the bond. It is usually well advanced before anything is visible.
The visible signs, when they come, are cracking, staining, or render lifting at the edges. Patching over a hollow area does not fix it — the new material is bonded to material that has already let go.
Where the water came from
Stucco repair is the second job. The first is finding how water got behind it: a cracked crown, failed flashing at the roof, a corroded chase cover, or an unsealed penetration. Repairing the render without that is repairing it again next year.
Proper repair method
Cut back to sound material and to the lath, check and replace lath and weather-resistive barrier where needed, rebuild in scratch and brown coats, then finish and match the texture. A skim over the top is not a repair.
Block, frame and what is underneath
Florida chimneys are usually stucco over concrete block, or stucco over a framed chase. The two fail differently and they need different investigation.
Over block
Water behind the render sits against masonry that stays damp, and the block itself may need attention before anything is re-rendered.
Over a framed chase
Considerably more serious — water reaching framing and insulation with no way to dry means rot, and on the coast it means corrosion of fixings too. Opening a patch to look is worth doing before committing to a finish repair.

How do I know if my stucco has failed?

Can it just be patched?
Only where the surrounding render is sound. Patching over debonded material fails quickly.
Will the texture match?
A good plasterer will get very close on a like-for-like finish. Exact matching on a weathered wall is difficult, which is why repairs are sometimes taken to a natural break.
Should we waterproof it afterwards?
With a breathable repellent, yes, once it has cured. Never with a film-forming sealant — that traps moisture behind the render and causes the same failure again.
Is this a chimney job or a stucco job?
Both, which is the problem. The water is usually entering at a chimney detail — crown, flashing or chase cover — and the damage shows in the render.
